A Maintenance Supervisor 2 supervises and provides technical direction to a facility's maintenance crew consisting of skilled and semiskilled tradesmen in the building, mechanical and electrical trades performing building maintenance, repairs, construction and installation activities. -Reviews maintenance requests, and as required visits the project site to confirm the nature and extent of maintenance requested and to determine such information as dimensions and the materials, equipment and labor required to complete the project. -Supervises the preparation of sketches, plans, estimates of material and labor needs and costs, and work schedules. -Plans and directs renovation and construction projects. -Supervises the implementation and enforces the preventive maintenance program. -Works closely with the Business Office to develop maintenance contracts. -Supervises maintenance staffing involved in a project to achieve proper coordination and scheduling of work to be performed to ensure the effective use of labor and material and that the project will be completed on schedule. -Develops training programs for staff by determining training needs based on observation of work performance. -Implements and enforces safety procedures and standards for all facility maintenance operations. -Inspects work performed by outside contractors to insure conformance to project plans and specifications. -Periodically prepares standard written evaluations of work performance of subordinate employees. -Inspects properties on a regular basis and as assigned to determine maintenance needs based on findings. -Assists in the preparation of the annual operating budget by recommending the budget requirements for the facility's maintenance programs including staffing, materials and operations needs. -Supervises the clerical activities related to the centralized maintenance program to ensure that work orders are properly and accurately prepared, that records and reports are maintained and filed, and reviews completed work requests to determine if time standards and job estimates were met. -Supervises the Utilizing a computerized work order system, assigns job tasks to maintenance staff, prepares and maintains records of work performed and completed and accounts for labor and material used. -Requires daily travel within the district. -May require some travel within NY State to assist other districts with special projects. -Candidate will be trained in the operation and maintenance procedures as related to Asbestos Containing Materials. PREFERRED REQUIREMENTS:
-Obtain NYS uniform Building Code certification within one year of appointment. -Working knowledge of Microsoft Word and Excel programs and other related computerized programs. -Working knowledge of the principles of supervision. -Working knowledge of applicable agency standards and of appropriate building and construction code regulations. -Working knowledge of safety policies as they relate to agency. -Ability to train and supervise others. -Ability to use the tools, machines, equipment and the materials of the mechanical, electrical and/or building trades. -Ability to plan and schedule work, including determining staff, equipment, and supplies needed. -Ability to read and interpret plans, diagrams, architectural blueprints and specifications. -Valid NYS driver's License

Salary Range:
From $57984 to $73813 Annually
Minimum Qualification
Eligible List Candidates must be reachable for appointment on Current Civil Service Eligible List for this title. OR Transfer Candidates must have one year of permanent competitive or 55-b/c status in the posted title and be eligible for lateral transfer; OR be eligible to transfer via Section 70.1, 70.4, or 52.6 of Civil Service Law. The transfer cannot be a second consecutive transfer resulting in an advancement of more than two salary grades. OR Provisional In the event that there is not a valid eligible list for this title in this location, candidates who meet the following promotion qualifications may be qualified for a provisional appointment. To qualify, candidates must have one year of permanent service in one of the following:

If you are appointed provisionally, you must take the next scheduled Civil Service examination for this title, and your score must be reachable on the resulting eligible list, before you can be permanently appointed. If you do not pass the examination or achieve a reachable score, you may not be retained.Estimated Salary: $20 to $28 per hour based on qualifications.
